Two or more closed transactions at or above your market area basis (but not less than $750,000) in the last 24 months. Your team leader will determine the market basis for your area.
Completion of the two-day course to become a Certified Luxury Homes Marketing Specialist (CLHMS) provided by Laurie Moore-Moore’s Institute for Luxury Home Marketing at the time of joining or in the 12 months following.
Property Qualifications
Regardless of where you live, a transaction must have a value of AT LEAST $750,000 to qualify as a luxury property.
If your market typically closes luxury homes at higher than $750,000, your market basis will be set at the price point of the top 10% of closed transactions in your market area.
If your market typically closes luxury homes at lower than $750,000, your market basis will be set at $750,000.
Note: An agent’s potential for sales in the twelve months following application for membership may constitute flexibility for team leaders to interpret the transaction requirement. In addition, an agent’s consistently high production, although averaging below the market basis formula, may also be considered when team leaders determine candidates for membership.
Membership Dues
Annual Membership: $1200*
* Agents who qualify and pay the full amount between Sept. 1, 2007 and Dec. 15, 2007 will receive access to all benefits of membership starting on Oct. 1
(Signage, Website, listing marketing opportunities, templates, etc.) for the remainder of 2007, as well as the entire 2008 calendar year.
If you join at any point after Jan. 2008, membership dues will be prorated for the remainder of the year, and full membership dues will be payable at the beginning of the next calendar year.
Renewal Requirements
Membership is renewed on an annual basis and you must stay current with your dues in order to receive membership benefits.
You must have at least two transactions at or above your market’s luxury basis at renewal or within a 12-month period thereafter. In the event you are not able to meet your market’s basis within that period, membership will be subject to review by KWRI.
